We’re seeking an experienced Head of Construction to join our busy team at Hartford Homes, one of the Isle of Man’s leading property developers.
The successful candidate will take ownership of multiple large residential new-build housing developments across the Isle of Man. You’ll be responsible for driving delivery across programme, quality, health & safety, commercial performance (in tandem with Head of Commercial), and customer/aftercare, ensuring each scheme is delivered efficiently and professionally from mobilisation through to completion and close-out.
With a strong pipeline of work, this role suits an experienced individual confident in managing multiple large live sites, leading teams, and making decisions to keep projects moving.
This is a hands-on, evolving role. While the responsibilities below reflect the current requirements, you will be expected to remain flexible and support additional tasks as projects and the wider business develop.
You’ll drive performance across all sites, manage subcontractors and programmes, coordinate closely with Design and Commercial teams, and maintain strong relationships with clients, consultants, and the wider supply chain. The role includes overseeing quality assurance, utilities coordination, handover compliance, defects management, and customer care, while coaching Site Managers and supporting procurement and contract matters as the business grows.
Proven experience delivering large residential new?build housing projects and managing multiple live sites at once. You’ll bring strong programme management skills, sound subcontractor control, and excellent QA and health & safety leadership. Commercial awareness is essential, including confidence in performance management, change control, and cost?to?complete discussions. You’ll be a practical, delivery?focused leader with strong communication skills, highly organised, proactive, and comfortable working independently. A full driving licence and willingness to travel across the Isle of Man are required, along with a hands?on, site?present approach and accountability for outcomes—not just reporting.
